BLUE CHIP is available in two straightforward packages.
You can pay us for your Home Information Pack (HIP) in advance and you become the owner of your HIP. We provide estate agency and, if you wish, the legal conveyancing of your home at a fixed price*. Only the HIP is paid for in advance. If your home is withdrawn from sale you keep the HIP and there is a No Sale - No Charge guarantee for any estate agency work, local press advertising and internet advertising costs.
Alternatively, you pay nothing up front. Once again we provide you with a fixed price* quotation to include Estate Agency work, Legal Conveyancing work and provision of the Home Information Pack which remains in our ownership until your sale completes or you decide to withdraw your home from sale. This service also comes with a No Sale - No Charge guarantee for estate agency work, local press advertising and internet advertising costs.

If you already have a solicitor you would like to use and would simply like to instruct us on an estate agency basis only, we can still provide the Home Information Pack with the same paid in advance or pay later options.

The HIP we provide will meet compulsory requirements. Once the HIP is commissioned an Energy Performance Certificate will be produced which will involve a Domestic Energy Assessor (DEA) visiting your home to assess its energy efficiency. This is likely to take around one hour (or longer for larger homes) and will involve the DEA asking you various energy related questions as well as inspection and measurements.
What must the Home Information Pack contain?
- An Index (A list of contents of the HIP)
- An Energy Performance Certificate (A guide as to the energy efficiency of your home produced by a qualified Domestic Energy Assessor)
- A Sales Statement (a brief summary of the terms of sale)
- Evidence of Title (showing your legal ownership of the property together with copies of additional documents for leasehold property)
- Standard Searches (i.e. searches of the local land charges register, local enquiries and drainage and water enquiries)
If your property is leasehold, including a shared ownership scheme, you will have to provide further information:
- Copy of the Lease
- Recent service charge accounts and receipts
- Details of current and planned future works by the Landlord
- Copy of the insurance schedule for the building and receipts for the insurance premiums
- Copies of any regulations made by the Landlord or Management Company
- Memorandum & Articles of the Landlord or Management Company
Similarly if your home is freehold but administered by a Management Company some of the above will also apply.
The HIP may be enhanced by additional (authorised) documents. Whether such documents should be included will depend very much upon the particular property and your wishes. There will be additional costs for the provision of some authorised documents. Authorised Documents include, for example, a Home Condition Report or information identifying the property such as a plan showing the exact location.
